An investor purchased a new 82,130-square-foot warehouse at Frankford Road and Commodore in Carrollton’s Frankford Trade Center. Argent Property Co. constructed the building to house operations for Rexel Worldwide, a distributor of electrical parts and supplies. Joe Garrett and Tom Pearson of Colliers International brokered the sale with Argent’s Jonathan Stites.

Main Street Partners & Associates Inc. purchased a 193-unit apartment community at 311 S. Industrial Blvd. in Euless from Blue Valley Apartments Inc. Chris Deuillet and Nita Stewart of CB Richard Ellis negotiated the transaction.

Ace Manor Property Management Ltd. purchased a 10,000-square-foot office-warehouse building at 507 Bennett Lane in Lewisville. Dan Spika of Henry S. Miller Brokerage LLC brokered the sale.

Leases

Cyrus One leased 27,000 square feet of office space in ConVergence Office Center at 2501 S. State Highway 121 in Lewisville. Brant Bernet of Rackhouse negotiated the lease with Trey Smith and Johnny Johnson of Capstar Commercial Real Estate Services.

Data Dallas Corp., which provides data processing services to corporate clients, leased 18,544 square feet of office space at 1111 W. Mockingbird Lane for its headquarters. Larry Denisoff with the Weitzman Group handled negotiations.

Flextronics International leased 18,500 square feet of office space for a call center at 2304 Tarpley Road in Carrollton from Equitable DFW II H LP. Burson Holman and Jay Bailey of CB Richard Ellis negotiated the lease with Mark Miller of NAI Robert Lynn Co.

Bark to Basics LLC subleased 16,500 square feet of warehouse space in Marsh Business Park West, 1215 Marsh Lane in Carrollton, from SeaCal Addison. Susan Singer and Jason Miller of Bradford Commercial Real Estate Services negotiated the lease with Karbank Real Estate Co.

Solara Healthcare and Solara Surgical Partners leased 11,155 square feet at Champion Crossing, a six-building office park at the intersection of North Kimball Avenue and Continental Boulevard in Southlake. Steve Shrum of Glacier Commercial arranged the lease with Sanders Thompson of Transwestern.

New Millennium Title Group leased 10,242 square feet of office space at 6100 Tennyson Parkway in Plano from ARI Tennyson LP. Rick Rensi and Clay Gilbert of CB Richard Ellis negotiated the lease with the Stone Group.

The Arkenstone Ltd. leased 9,920 square feet of office and flex industrial space in Arapaho Business Park, 1300 E. Arapaho Road in Richardson, from Charter Arapaho LP. Chris Larzalere of Bradford Commercial Real Estate Services arranged the lease with Chris Doggett of Fobare Commercial.

Federated Mutual Insurance Co. leased 9,690 square feet of office space at 2200 State Highway 121 in Bedford from Principle Equity Properties. Bryan Graham of CB Richard Ellis negotiated the lease.

the University of Washington Home Improvement Fair

Today was the University of Washington Home Improvement Fair, sponsored by HomeStreet bank. This year’s fair focused on small, budget-friendly projects to brighten up your home.  Several great DIY organizations set up booths, such as the Garden Hotline and urbangardenshare.org. The wonderful ladies from Sew Up Seattle generously took a few minutes to talk about their work.
Liisa and Dikka, friendly and soft-spoken sewing teachers, sat behind a colorful table with a billowy sewn lampshade and a bucket full of fabric scraps. In addition to teaching people all kinds of nifty new sewing skills, Sew Up Seattle reuses, recycles, and donates fabric scraps. “No scrap is too small!” they say about their “sewing, recycling adventure.”
Want to make an interesting tube scarf out of scraps, try out creative closures and buttons, or give your sweetie a DIY pair of boxers? Sew Up Seattle offers once-monthly sewing classes on a variety of topics. The typical attendee, Dikka says, can be anybody from a beginner who hasn’t taken his or her machine out of the box to an avid quilter or even a teacher. More experienced participants are usually happy to help newcomers, Liisa observed, so there’s no reason to be nervous. Sew Up Seattle can accommodate your skill level, and can even provide you with some supplies if you don’t have any.

A New Approach to Suburban Home Marketing

The American dream is changing, and real estate professionals are doing their best to keep up in order to sell homes. Many buyers still want a big house in an uncrowded neighborhood, especially if they have a family, but there are conditions attached now. Long commutes into the city are more of a deal breaker now than ever before, and areas without a nearby business community, parks infrastructure, or future-proof layout are generating less interest. Realtors working in the suburbs must now learn to identify and market smart growth, and a well-rounded lifestyle, as well as the old ideals of comfort and privacy.

Soaring gas prices have made the suburban commute a tough sell, but rail lines are a cheap solution in many metro areas. Cities with long-established commuter rails have upgraded their routes to accommodate growth, while cities that expanded rapidly during the mid-20th century are building new commuter lines. One example of a large center with a newer commuter line is Vancouver, BC, Canada, where an extensive line called the West Coast Express opened in 1995.
